Code Compliance Checks & Safety Inspections

Trash & Linen Chute Fire & Hazard Information

Did you know...

Every building built with a chute system must be constructed and operated within International Building Code standards (§713.11 – 713.13) to comply with basic fire safety rules. Not only will compliance avoid the potential for fines or threats from the local fire marshal, it's a wise idea due to these serious safety considerations:

  • A fire inside a dirty chute is far worse than a chimney fire. Flames inside the chute column can burn trash grime and quickly spread upward to higher floors in the building.
  • Chute intake doors must seal to control the naturally occuring upward draft of air inside the chute, and to provide a minimum fire resistance.
  • The automatic fire safety door (discharge door) at the bottom of the chute must be operable – this function is your #1 line of defense in choking the upward draft and preventing a chute fire. There must also be an automatic sprinkler close to the bottom of the chute.
  • Having the correct intake doors properly fitted on each floor also helps to prevent children from entering the chute or chute cavity.

The Chute Company recommends frequent cleaning appointments to maintain a hygenic and odor-free system.

How frequent should your chute, trash room, and compactor be cleaned?
Hundreds of garbage bags go down most mid-rise residential chutes every week!
Stinky, garbage-grime lined trash systems attract flies and rodents!
Not only are they gross – a dirty chute presents a fire hazard.
Monthly
20 floors +
High rises, dormatories, senior homes, hospitals
Quarterly
6 – 19 floors
Most modern mid-rise building managers choose this
Semi-Annual
1 to 5 floors
Low density / use residential & commercial
We recommend monthly  Space Foamtreatment for Quarterly and Semi-Annual customers!
Quarterly service or more frequent is recommended to maintain a safe and hygenic chute system.

Poor Chute Installation Can Be Costly

By Bald Eagle

Corners cut by using cheap materials or inexperienced labor for a chute installation will turn into nightmare problems down the line. The biggest issues are premature failure of door units and catastrophic failure of the column due to an inadequate support structure.

What is often overlooked is the impact forces exerted on the chute from objects thrown in the chute. People throw everything from soil, to cat litter, to furniture down chutes in addition to normal trash. There's no amount of enforcement against these types of materials in the trash chute intake that will prevent heavy items from destroying a poorly supported chute.

The signs of a poorly installed chute column are the following:

  • Gaps around the intake doors.
  • Rattling or slamming of the chute column when in use.
  • Destruction of a support due to a trash impact at a bend.

If the structural integrity of your chute column is unknown, contact us today for a consultation before a break happens.
